  10 Year Warranty backed by Residential Warranty Systems For a full 10 years your new home is protected by a warranty on major structural defects.  Typically, builders provide only a 1 year warranty.  Used homes and foreclosures do not include any warranty. $$

One Year Builder Warranty Defects in workmanship and materials will be covered, including drywall cracks and pops. There is no charge for warranty calls. Some builders will provide a one year warranty.  However, you may want to check what is included in the price. $$

Basement A basement gives you extra storage, living space, room to grow and a safe place in tornado season. Many builders do not include a basement or it may be additional.  Older homes may have a crawl space. $$

20 Year Dry Basement Guarantee We install the "cactus board" system which includes interior drain tile with a 3 to 4" base of gravel.  This directs water to the sump pit.   Most builders do not invest in this this new technology.  Chances are there is no dry basement guarantee. Older homes would not have this. $$

Fiber Cement Siding/ Vinyl Siding Fiber cement siding is fire, hail and rot resistant with a 30 year warranty and is paintable.  Vinyl siding has a lifetime warranty and is available for no extra charge. Home builders in the $300,000 + often use fiber cement siding. Vinyl siding is popular in the $250,000 and lower price ranges.   Older homes may have various types of siding which may be damaged or unwarranted. $$

Shingles 25 Year product warranty Check with the builder.  Be sure to have older homes inspected as the shingles may be damaged.

92% Efficient  Furnace This furnace includes a 10 year warranty.  It is a high performance system which helps keep your energy bills low.   Most homes have an 80% efficient furnace (12% lower!).  The average lifetime of a furnace is 20 years.

  Integrity Low -E Windows from Marvin These low-e, argon windows are top of the line, maintence-free and very energy efficient which keeps your energy bills low. Home builders in the $300,000 + may use the Integrity windows. Vinyl windows, which are lower in efficiency and quality, are popular in the $250,000 and lower price ranges

  Custom Wiring for phone, television, computer networking. The most modern telecom infrastucture will be built right into your home and the wiring will be neatly located in a telecom cabinet.  Our Garden Valley area includes Fiber to the premise.   Many home builders will offer this as an upgrade.  Older homes may have substandard wiring.

  Woodwork and cabinets Beautiful and sturdy, we use oak woodwork throughout the home and to case the windows. You may choose from oak or birch high quality cabinets and several different stains. Builders offer a variety of woodwork and cabinets.

  Impact Fee included in price When a permit is taken out to build a home an impact fee is assessed.  When you purchase a Hartland home, on one of our lots, there are no out of pocket costs for this fee.       Most builders require the home buyer pay the impact fee amount, in addition to the contract price , prior to building the home.

  Closing costs paid Hartland Homes pays 2% of your closing costs saving you an average of $2,500! Most builders do not pay closing costs.

  Home Owner's manual This manual details every step of the building and homebuying process with Hartland Homes.  It even includes a section on taking care of your home. To our knowledge, a homeowner's manual is not provided by other builders.

  Financing All our homes are pre-certified for FHA and VA guidelines allowing you to use the best financing for your needs.  Some builders will not allow you to use FHA and VA financing.  This could result in higher downpayments and interest rates.

  Build in 90 days From the day we take out a permit to the day you close is approximately 90 days.  Follow your construction schedule through Builder-trend. To our knowledge, there are no other builders who can build a home in this time frame.
